The "void period"

There are two types of property in the eyes of empty rates: –

industrial = 6 months void period

non-industrial = 3 month void period

Are you liable? Really?

Have you missed an entitlement to a new “void period”?  Did the former occupier go into receivership or administration?  Is the property old and likely to be Listed?

Is the property liable? Really?

Is your property capable of beneficial occupation?  Is it a “relevant” hereditament?  Did the former occupier go into receivership or administration?  Is the property old and likely to be Listed?

What can I do?

Time is of the essence – Local Authorities are quick to gain liability orders at the Magistrates Court and empty rate mitigation is more effective when we have not fallen too far behind in business rate instalments.

We will perform a desktop appraisal to choose, from a list of potential actions, the best course for you.  We will have reference to your timing and provide advice to you and, subject to your authorisation, correspond with the Local Authority on your behalf.

What can Villiers do?

Armed with your instructions we can assess the validity of an empty rate claim, the ability to back-date rate demands and plan your liability going forwards.  We can arrange for an immediate re-occupation to take place, not in the style of some of our competitors by placing junk in your property but by occupying your property as a business with staff present.
